Some places you know from a map and some places you know from showing up. Islamorada and Stuart are both places I know from showing up, repeatedly, across different chapters of my life, and for different reasons. I am going to tell you what I know about both of them from the water up because that is the only way to really understand what the real estate in either place is actually selling.
Islamorada: The One That Started Early
My family spent a week to ten days in Islamorada almost every Fourth of July when I was growing up. The whole Keys experience, the heat, the water that color, the fishing, the way time slows down the further south you drive on US 1, all of it got into me early in a way that never fully left. The 2008 economy put a pause on those trips for a while but by the time I was in my early twenties and making my own choices about where to spend time, I was back down there at least twice a year.
I say all of that because I want you to understand that what I know about Islamorada is not researched. It is lived. I know what it feels like to be there when the tarpon are running. I know what a morning on the flats looks like before the day charters get out. I know the difference between the Atlantic side and the bay side and what that means for how a property sits on the water. I know that the people who buy waterfront in Islamorada are not buying a vacation home. They are buying a way of being in the world that they have been thinking about for years.
Islamorada is known as the sportfishing capital of the world and that title is not marketing copy. The concentration of fishing guides, the quality of the flats, the proximity to both the Atlantic and Florida Bay, and the caliber of the fish that move through that stretch of the Keys creates an ecosystem for serious anglers that does not exist anywhere else on the planet. The people who buy waterfront here are often people for whom that fishing access is not a nice amenity. It is the whole reason they are writing the check.
Waterfront properties in Islamorada run from canal homes with bay access to oceanfront estates with hundreds of feet of dockage and every configuration in between. The median listing price approaches two million dollars and the inventory at the upper end of that range is very limited. Buyers here are sophisticated, they move deliberately, and when the right property becomes available they move quickly. Sellers who understand that buyer profile and position their property correctly are the ones capturing the strongest outcomes.
If you own waterfront in Islamorada and you are thinking about your options, I know this market from the water side and I want to have that conversation with you. I can connect you with the right resources and I will tell you exactly what I see in the current environment without dressing it up.
Stuart: Where the Sailfish Are and the Market Is Moving
My relationship with Stuart is more recent and it came the way most of my best experiences come. From the water. I have run my SeaVee down to the Treasure Coast specifically to fish the sailfish bite off Stuart and I can tell you from firsthand experience what the captain community down there already knows. The sailfishing off Stuart is world class in a way that the casual visitor driving through on I 95 has absolutely no idea about.
Stuart calls itself the sailfish capital of the world and on the right day from November through April that claim is completely defensible. The combination of the Gulf Stream proximity, the inlet access from the St. Lucie River, and the concentration of professional captains and serious recreational anglers who have built their lives around that fishery creates an atmosphere on the water that serious anglers recognize immediately as something rare.
The real estate market in Stuart has been moving in ways that reflect a broader pattern I see across Florida’s coastal markets right now. High net worth buyers who want serious deep water access without the density and the price premium of Palm Beach County to the south are discovering that Stuart delivers a genuinely comparable waterfront lifestyle at a meaningful discount to its neighbors forty five minutes down the road.
The St. Lucie River and the Indian River Lagoon create a waterfront inventory that is diverse and interesting. Oceanfront properties with direct Atlantic access. River front homes with access to the inlet and the offshore fishery. Canal properties with deep water dockage and a more intimate relationship with the water. The range of what Stuart offers is broader than most buyers coming from outside the area expect and that breadth is part of what makes the market compelling right now.
The buyer who ends up in Stuart tends to be someone who has done their homework. They have looked at the Palm Beaches, they have looked at Jupiter, and they have made a deliberate decision that Stuart gives them more of what they actually want for their money. That is a specific kind of buyer and they are showing up in growing numbers.
Why I Cover Both Markets
I cover Islamorada and Stuart because the buyers and sellers I work with are not defined by a county line. They are defined by a lifestyle. The same client who is selling a waterfront home on the Nature Coast and looking to upgrade may be looking at Islamorada as their next chapter. The investor who is building a Florida waterfront portfolio may have properties in Crystal River and Stuart simultaneously. The high net worth buyer who found me through this site may have already ruled out the Nature Coast and be focused exclusively on the Keys.
I want to be useful to all of those people and I want to be honest about what I bring to each of those conversations. In Islamorada I bring genuine personal knowledge of the place and the lifestyle that goes back to childhood. In Stuart I bring recent on the water experience and a real understanding of what the fishery and the market on that stretch of coast look like right now.
What I bring to both is the same thing I bring to every client conversation. Honesty about what I know, transparency about what I am still learning, and a genuine commitment to connecting you with the right outcome regardless of where on the Florida coast that outcome happens to be.
