What a Round at Juliette Falls Taught Me About Buying a Golf Course Home

I was 18 years old the first time I worked at Juliette Falls. Cart attendant. Cleaning clubs, staging carts, watching members and guests walk off the 18th green and trying to read their faces to understand what kind of round they had just played. I was not thinking about real estate at the time. I was just a kid from the area who had stumbled into a job at one of the finest golf courses in the state of Florida and was slowly beginning to understand how rare that actually was.

I eventually moved on to Ocala National and then came back to Juliette Falls on the grounds crew. Spent real time on that course from the ground up, literally. Knew every contour, every drain, every spot where the turf responded differently after a heavy rain. Before I got into AutoCustoms, before RealTruck, before real estate, Juliette Falls was where a meaningful chunk of my early working life happened.

That history is why I can say with complete honesty that playing Juliette Falls spoiled me for most other golf. And it is also why this course taught me more about what it means to live on a great golf course than any listing presentation or market report ever could.

What the Course Actually Is

Ron Garl designed Juliette Falls and if you know anything about golf course architecture you understand what that means. Garl built courses that respect the land they sit on and challenge golfers in ways that feel earned rather than arbitrary. Juliette Falls plays 7,239 yards from the tips at par 72, drops through four waterfalls, and uses the elevation changes of the Dunnellon terrain in ways that most people do not expect from central Florida.

Golf Magazine named it one of the top ten best new courses in the United States in 2008. Golf Week ranked it sixth best in Florida in 2011. Those are not marketing numbers. Those are independent evaluations from people who play golf courses for a living and Juliette Falls earned them.

The greens are fast. Genuinely fast in a way that catches first time players off guard regardless of their handicap. When I started playing there as a kid working the cart barn I thought I was a decent putter. Juliette Falls taught me I was not. The greens have a complexity to them that rewards players who study them and punishes those who do not. That challenge is part of why the course stays interesting no matter how many times you play it.

Hole 8: The One I Think About Every Time

I have a faded ball flight. Always have. And hole 8 at Juliette Falls has been testing that tendency for the better part of my adult life. The slight dogleg left requires a tee shot that fights my natural shape and every time I step onto that tee box I am having the same internal conversation about whether to trust the fade or try to hold something straight.

When I get it right, when the drive holds the right side of the fairway and opens up the second shot the way it is designed to, the approach into that green is as good a birdie look as you will find anywhere on the course. It is not a particularly long hole when the tee shot works. It becomes a very long hole when it does not.

That dynamic, a hole that rewards the right decision and punishes the lazy one, is what I think about when I think about what living on a great golf course actually does to your game over time. You cannot play a course like Juliette Falls three or four times a week for years without becoming a more thoughtful golfer. The course demands it.

What Working There Taught Me About Buying There

Here is the thing nobody tells you about buying a golf course home that I learned from the inside of one. The course itself is only part of the equation. The financial health of the operation, the ownership structure, the maintenance philosophy, the culture around membership and outside play, these are the things that determine whether living on a golf course is everything you pictured or a slow accumulating disappointment.

I watched how a well run golf operation treats its membership versus how it treats the course when things get tight. I learned what good turf maintenance looks like up close and what deferred maintenance looks like before most people playing a round would ever notice it. I understood early that the greens you see on a weekend are not always the greens you get on a Tuesday morning and that Tuesday morning is the round that tells you what the course is actually like to live on.

When I work with buyers who are serious about a golf course home, I am bringing all of that into the conversation. Not just the listing details and the comparable sales. The questions about how the course is run, who owns it, what the member to guest ratio looks like on a busy day, and whether the conditioning on an ordinary Wednesday reflects the same commitment as the conditioning on a member event weekend.

Why Juliette Falls Specifically Is Worth Knowing About as a Buyer

The real estate surrounding Juliette Falls ranges from modest to genuinely luxurious and the Dunnellon location adds a dimension that most golf communities in Marion County simply cannot offer. You are minutes from the Rainbow River. You are a short drive from Crystal River and the Gulf. You have the golf course lifestyle without sacrificing access to the waterways that make this part of Florida unlike anywhere else in the state.

For a buyer who golfs seriously and also wants to be near the water, Juliette Falls sits at a genuinely rare intersection of those two priorities. That combination is harder to find than most people realize and the price points here still reflect the fact that not enough buyers have figured that out yet.

Juliette Falls is my home course in the truest sense of the word. I know it better than I know most places on earth. If you are thinking about property in that area I would genuinely love to be the person who walks you through it because I can give you a perspective on that course and that community that goes back further than my real estate license.
