Florida’s Nature Coast offers some of the most sought after waterfront real estate in the state — and some of the most undervalued. If you are looking for waterfront homes for sale near Ocala, Marion County, or Citrus County, this page is your starting point.
Waterfront Home Markets on Florida’s Nature Coast
Unlike South Florida where waterfront means high-rise condos and $5 million price tags, the Nature Coast waterfront market offers genuine Florida living — springs fed rivers, Gulf access canals, freshwater lakes, and old Florida homes with docks — at prices that still make sense. Buyers relocating from Miami, Tampa, or out of state consistently tell us they cannot believe what their dollar buys here.
Lake Weir — Marion County’s Premier Freshwater Lake
Lake Weir is a 5,000 acre spring-influenced lake in southeast Marion County and one of the most desirable freshwater addresses in the region. Waterfront homes on Lake Weir range from $400,000 for older homes on smaller lots to over $1.5 million for larger estate properties with private docks and updated interiors. The lake supports boating, skiing, fishing, and swimming year round. Inventory is limited which keeps values stable.
Rainbow River and Dunnellon
The Rainbow River is one of the clearest spring-fed rivers in Florida, consistently ranked among the best swimming and kayaking rivers in the state. Waterfront homes along the Rainbow River in Dunnellon range from $350,000 to $900,000 depending on lot size, dock access, and proximity to the headspring. This market attracts buyers who want the Florida springs lifestyle in a quiet small town setting with easy access to Ocala and Crystal River.
Crystal River and Homosassa — Gulf Access Waterfront
Crystal River and Homosassa offer something rare — direct Gulf access waterfront with world class fishing, diving, and the famous manatee encounters at Three Sisters Springs. Canal front homes with Gulf access in this market range from $400,000 to over $1 million. The buyer pool here includes serious boaters, anglers, and investors running short term rentals. Occupancy rates for waterfront vacation rentals in this market are among the highest in Florida.
Withlacoochee River — Dunnellon and Yankeetown
The Withlacoochee River winds through Marion, Citrus, and Levy Counties offering quiet waterfront living at accessible price points. Homes along the Withlacoochee range from $250,000 to $600,000 and attract buyers who want genuine river living away from the crowds. The river connects to the Gulf via the Cross Florida Greenway and offers excellent fishing for bass, catfish, and snook.
What Makes Nature Coast Waterfront Different
Spring water clarity. The springs that feed Lake Weir, the Rainbow River, and Crystal River maintain a constant 72 degrees year round. The water is clear. You can see the bottom. That is not something you find on most Florida waterways and it is a significant quality of life factor for buyers coming from murky lake or canal markets elsewhere in the state.
Gulf access without the Gulf price. A canal front home with direct Gulf access in Homosassa costs a fraction of what the same property would cost in Naples, Sarasota, or Fort Lauderdale. Buyers who have priced out of those markets consistently find the Nature Coast offers equivalent or better waterfront lifestyle at dramatically lower cost.
Short term rental income. Waterfront properties on the Nature Coast generate strong Airbnb and VRBO income, particularly in Crystal River and Homosassa where the manatee season drives significant tourism from November through March. A well-positioned waterfront home can generate $50,000 to $100,000 or more in annual gross rental income.
Current Waterfront Market Conditions
The Nature Coast waterfront market is currently in a period of healthy rebalancing. Days on market have extended compared to the 2021 and 2022 peak, giving buyers more time to make decisions without the pressure of competing offers on every property. Sellers who price correctly are still closing. Motivated buyers are finding opportunities that did not exist two years ago.
Gulf access canal front properties in Crystal River and Homosassa are holding value better than inland properties. Lake Weir inventory remains historically low which supports pricing. The Rainbow River market in Dunnellon is seeing increased interest from buyers priced out of more expensive Florida markets.
Why Work With Tyler Stump on Your Waterfront Purchase
I am a born and raised Ocala native, a licensed Florida Realtor with Resolute Real Estate, and a USCG licensed captain who runs boats out of Crystal River and Homosassa regularly. I know these waters personally — not from a brochure. I know which canals have depth issues at low tide, which lakes have weed problems in summer, which river sections flood after heavy rain, and which neighborhoods are positioned for long term appreciation.
When I show a waterfront property I can approach it from the water. That perspective matters. The view from the dock is what you will wake up to every morning and it tells you things about a property that a driveway showing never will.
